Since the Berlin rent caps experiment if over – things are back to normal – are they? Quite frankly, they are not! Because of the rental caps, the data collection for Mietspiegel (rent price index) and such the Mietpreisbremse (rental price break) are most likely voided, too. This is a sad situation because it leaves a lot of uncertainty for tenants and landlords alike. Rent increases may not be bound to the limits of Mietspiegel, or Mietpreisbremse anymore. For this purpose, owners need three comparable rent contracts, to justify increases in the future.
